Frequently Asked Questions
How long does a typical office interior project take?
A typical project takes around 12 to 15 weeks from start to finish. This includes 3 weeks for Design, 8 to 10 weeks for Execution, and 1 to 2 weeks for Post Execution. The exact timeline depends on the size and scope of your space.
What happens during the Design stage?
The Design stage starts with your design brief, followed by site documentation and research, a ‘Define’ workshop and workshop reports. We then take the design through two rounds of development, followed by tendering and a procurement schedule. The stage closes with design and costing sign-off and vendor onboarding.
When are the project costs finalised?
Costs are finalised at the Design & Costing Sign-off, at the end of the Design stage. By this point tendering and the procurement schedule are complete, so you approve the design and the budget together before any work begins on site.
What work is carried out during Execution?
Execution begins with a project kickoff and the procurement of long-lead items. On site, we carry out concealed MEP and civil works, floor screeding, partition framing and on-site fabrication, followed by partition and false ceiling closure. We then install MEP fixtures and carpets, test and commission all MEP works, and complete a deep clean before handover.
Why are long-lead items ordered at the start?
Some materials and fittings take longer to manufacture or deliver. We order these immediately after project kickoff so they arrive on time and do not delay the site schedule.
What happens after the project is handed over?
After handover, our Post Execution stage takes 1 to 2 weeks. We identify any snags, fix them through de-snagging, complete measurement and bill certification, and hand over the as-built drawings for your space.
What are as-built drawings?
As-built drawings show your space exactly as it was finally built, including any changes made during execution. They are useful for future maintenance, modifications or refurbishment.
